How our Seoul housing recommendation works

  1. 01

    Purpose intake

University commute, hospital proximity, or lifestyle priorities.

  2. 02

    Budget reality check

Deposit vs monthly rent patterns for your stay length.

  3. 03

    Shortlist 2–3 areas

With housing-type notes, not a map of all of Seoul.

  4. 04

    Next step

You choose an area; optionally add real estate deal support.

  • Written neighborhood memo tied to your commute and budget, not generic “live in Gangnam” advice.
  • Purpose first, then budget — not the cheapest listing chase
  • 2–3 neighborhoods with housing-type notes
  • ARC-aware stay-type guidance

What we do / what we don’t

We do

  • Shortlist 2–3 neighborhoods and a housing type for your purpose, dates, and budget
  • Suggest nearby cheaper options with commute notes when the first pocket is too expensive
  • Match stay type to ARC status (passport-friendly options when you have no ARC yet)
  • Explain stay types such as wolse, officetel, and one-room without inventing sample rents

We don’t

  • Act as landlord, listing site, or licensed real-estate agent
  • Hold deposits or receive rent into HezoKorea accounts
  • Publish fees, KRW rents, or fake listing counts
  • Guarantee a specific unit, the cheapest rent in Seoul, or that every landlord accepts passport-only stays
  • Scrape or republish portal listings or photos

A housing address does not automatically become an ARC address — immigration rules are separate. We recommend; you choose. You may stop after the shortlist.

Who this service is for

  • International patients and companions who need quiet housing near a hospital or K-Beauty clinic
  • University and language-school students (D-2 / D-4) who need housing near campus or a language institute
  • Longer-term visitors whose stay is too long for a hotel
  • People who only want a clear neighborhood shortlist — recommendation only is fine
What housing recommendation covers

We start from purpose, dates, and budget, then recommend two or three neighborhoods and a housing type. If the first area is too expensive, we suggest a nearby option and explain the extra commute. We check ARC status — many landlords still ask for one on a longer ordinary lease even though the law does not require it; without an ARC we point toward passport-friendly stay types.

We recommend. You choose. You may stop here.

Stay types such as wolse (monthly rent), officetel, and one-room — without publishing sample KRW rents or listing counts.

Where foreigners should live in Seoul

Purpose first. Budget second. We do not chase the cheapest listing in Seoul.

  • Medical / K-Beauty — hospital and clinic clusters first (e.g. Gangnam or Apgujeong). If too expensive, next station or a short taxi belt that stays quiet for recovery.
  • Study — campus and language-school belts such as Sinchon, Hongdae, Anam, or Gwanak; one or two stops farther on the same line if needed, with commute noted.
  • Longer stay / tourism — safe areas with solid transit and furnished options (examples can include Mapo, Itaewon, Yongsan, Jamsil, or Yeouido depending on your plan).

Neighborhood names are examples inside your shortlist, not separate landing pages. We do not invent building names or sample rents.

Housing for medical stays and K-Beauty recovery
  • Prioritize areas near your hospital or clinic when budget allows (e.g. near Asan Medical Center, Samsung Medical Center, Severance, or Gangnam clinic districts).
  • If the exact pocket is too expensive, recommend 1–2 nearby options and explain subway or taxi time.
  • Furnished short-to-medium stays often fit medical tourism better than a long ordinary wolse lease.

Pair with hospital matching or K-Beauty clinic matching when you still need care coordination.

International student housing in Seoul
  • University pockets such as Sinchon / Yonsei, Hongdae, Anam, or Gwanak / SNU, matched to your school when you share it.
  • Korean language school housing near your institute when D-4 is the plan.
  • If the campus pocket is too expensive, one or two stops farther on the same line with the commute trade-off stated.

Also see Study in Korea package and student visa documents when admission and D-2 / D-4 paperwork are still in progress.

Longer stays instead of a hotel

  • Shortlist furnished monthly options when a hotel is the wrong fit.
  • Match stay type to whether you already have an ARC.
  • No “from ₩” rates and no pretend live inventory.
Do you need an ARC to rent in Korea?

It is legal to sign a lease without an Alien Registration Card (ARC). A lease is not a visa.

  • Longer ordinary wolse through a neighborhood agent: many landlords still ask for an ARC in practice.
  • No ARC yet: we often point you toward passport-friendly furnished officetel, studio, share house, or similar stay types.
  • We check ARC status during consulting so the shortlist matches what landlords will actually accept.

We do not say “rent without ARC” is always easy. We match the stay type to your documents.

Recommendation process

  1. Intake — purpose (medical, study, longer stay), dates, budget band, city, ARC status, companions, language.
  2. Match — 2–3 neighborhoods and a housing type (purpose first, then budget).
  3. Alternatives — nearby cheaper options with commute notes if needed.
  4. Shortlist — you choose the area; stop here, or continue with real estate deal support.

What you get

  • Purpose-based shortlist of 2–3 neighborhoods
  • Housing-type recommendation (e.g. furnished officetel vs ordinary wolse)
  • Budget-fit alternatives with commute notes when needed
  • ARC-aware stay-type guidance

Frequently asked questions

How much does a housing recommendation cost?
Quoted via inquiry after we review your case. Third-party fees (schools, clinics, hospitals, government) are billed separately.
Can I do recommendation only?
Yes. Housing recommendation is the core service. You may stop after the shortlist.
Where should I live for a hospital or clinic stay?
Usually near the hospital or clinic first (for example Gangnam, Apgujeong, or the relevant hospital cluster). If that pocket is too expensive, we suggest nearby quieter options and state the extra subway or taxi time.
Where should international students live in Seoul?
Near campus or language school when budget allows, for example Sinchon, Hongdae, Anam, or Gwanak. If that pocket is too expensive, we look one or two stops farther on the same line.
What if Gangnam or the campus area is too expensive?
We recommend 1–2 nearby alternatives that fit budget better and explain the extra commute. “Reasonable price” means budget-fit for your plan, not the cheapest listing in Seoul.
Do I need an ARC to rent in Korea?
Not by law. It is legal to sign without an ARC. In practice, many landlords still ask for an ARC on longer ordinary wolse leases. If you do not have one yet, we point you toward stay types that can work with a passport.
